The renderings below are conceptual stage visualisations to offer customers a feel of the township and the villa building potential. They are not construction drawings. Site visits include walk-through video tours of the live Phase 1 and Phase 2 build-out. Gallery imagery is one of the most powerful comparative inputs for consumers conducting a Century OneWorld Seraya study vs comparable launches.

Masterplan & Aerial Renders

Top-down views of the 135-acre Century OneWorld community, highlighting the 25-acre Phase 3 plot inside the greater development perimeter. Imagery includes the road hierarchy, park zones, adjacency phase buildouts and the township spine. The Century OneWorld Seraya master plan render is the most desired asset in the brochure collection. It offers the clearest visual understanding of the position of Phase 3 within the greater township.

The 25-acre Phase 3 parcel is located right next to the sold out Phases 1 and 2 as shown in the masterplan render. The township is traversed by a 24 metre arterial spine, the hierarchy of the roads and pocket parks are clearly defined.

Villa Façade & Elevation References

Façade renders of villas in concept stage for each plot size of Century OneWorld Seraya. Façade Libraries provide current, modern-classical and tropical-vernacular references. These are buyer-reference graphics, not required façade specifications. Buyers have complete design discretion under the BIAAPA setback and FAR guidelines.

The facade reference renders include the 1,500 sft (30×50), 1,800 sft and 2,400 sft (40×60) plot configurations. Each rendering represents a prototype villa construction using setbacks and FAR approved by BIAAPA.

Clubhouse & Amenities Visuals

Visualizations of the clubhouse, swimming pool ensemble, multi-purpose sports court, gymnasium, yoga and meditation pavilion and the children’s play areas across the pocket parks. The clubhouse render depicts the function hall, reception and resident lounge. Swimming pool ensemble including surrounding deck area (pool deck images).

Clubhouse illustration depicts full spectrum facility mix: banquet hall, indoor games, gymnasium, yoga pavilion, steam and wellness facilities. The swimming pool ensemble is merged with the landscape spine in the pool deck rendering.

Landscape Spine & Park Imagery

Images show the landscape spine throughout the township: tree lined avenues, pocket parks, walking and jogging tracks, family seating alcoves and the children’s zones laid out throughout the layout. The landscape spine is the most-photographed feature of the township in resident-shared images from Phases 1 and 2.

These are visualisations for buyer reference. Construction and interior design of a villa itself is a process for the buyer following the transfer of the land.

Plot Layout Document

The Century OneWorld Seraya plot plan is provided as a separate document in the brochure pack. It depicts the actual plot locations across the 25 acre Phase 3 parcel, the road grid, the pocket parks and the corner / park facing locations. The plot layout sketch is one of the critical documents that buyers will look at before filing their EOI, especially if they have their eye on a certain corner or park-facing site. The plot layout is the document that differentiates genuine Devanahalli plot for sale shortlists from speculative ones.

The complete Century OneWorld Seraya brochure pack comprises the masterplan render, plot layout drawing, villa façade references, clubhouse and amenity visuals, indicative cost sheet for each plot size, the BIAAPA approval reference, the KA RERA registration details for Phases 1 and 2, and the engineering specification stack.
